Fire Doors

To compliment BRAND’s passive Fire Protection Services, we offer detailed Fire and Smoke Door Inspections, Repairs, Replacements and labeling.   Fire rated doors are an vital part of passive fire protection systems, all of which are designed to reduce the spread of fire and/or smoke for a specific period of time so that the occupants of a building can safely evacuate and the spread of a fire will be restricted within the building.

To maintain a facility’s passive fire protection, Healthcare facilities are required to have all Fire Doors inspected annually per NFPA 80 code 5.2.

NFPA 80 code 5.2.1 states: “Fire Door assemblies shall be inspected and tested not less than annually, and a written record of the inspection shall be signed and kept for review/verification by the AHJ.”

NFPA 80 Chapter 5 – Care & Maintenance: Outlines the care and maintenance required of both new and old fire doors.

NFPA 80 5.2.3.1 states: “Functional testing of the Fire Door and window assemblies shall be performed by individuals with knowledge and understanding of the operating components of the type of door being subject to testing.”

BRAND’s certified Fire Door inspectors will thoroughly inspect the Fire Door, frame, locks, hinges, exit hardware, closers, bolts, labels and all other components of the fire door.  Our Inspectors will verify that there are no visible signs of damage to the door/ hardware and determine if the fire door is in working order. All Doors and Door Assemblies are checked for missing or broken parts and BRAND’s inspectors will verify that self-closers and latching hardware are in working order.   As well, field alterations or auxiliary hardware is checked to confirm they do not interfere or prohibit operation.  BRAND will confirm the existence and integrity of gasketing and edge seals where required.  Our thorough inspection covers 90 different points on each door; this far exceeds the below outlined requirement from NFPA.
 NFPA 80 code 5.2.4.2 – As a minimum, the following items shall be verified:

  • No open holes or breaks exist in surfaces of either the door or frame.
  • Glazing, vision light frames, and glazing beads are intact and securely fastened in place, if so equipped.
  • The door, frame, hinges, hardware, and non-combustible threshold are secured, aligned, and in working order with no visible signs of damage.
  • No parts are missing or broken.
  • Door clearances at the door edge to the frame, on the pull side of the door do not exceed clearances listed in 4.8.4 and 6.3.1.
  • The self-closing device is operating by verifying that the active door will completely close when operated from the full open position.
  • If a coordinator is installed, the inactive leaf closes before active leaf.
  • Latching hardware operates and secures the door when it is in the closed position.
  • Auxiliary hardware items, which interfere or prohibit operation, are not installed on door or frame.
  • No field modification to the door assembly have been performed that void the label.

BRAND DOCUMENTATION

Clear and precise documentation is imperative for all AJH's, as well as Facility Personnel. You must demonstrate that each fire door has passed inspection or that a non-compliant door has been repaired and brought to a PASS standard.  
BRAND's Master Report includes Inspection Report, Deficiency Report and Summary Report:

Inspection Report:
  • Door ID#, Door Location, Door Rating, Wall Rating, Door Type, Labeling information, Hardware, Fire Exit Hardware, non-compliant or “Fail” reasons

Deficiency Report:
  • Door ID# and non-complaint issue – This report allows facility personnel to view all deficient doors and assists BRAND and Facility Personal to create a Compliant Plan.

Summary Report:
  • Door ID# and PASS / FAIL status
  • Number of doors inspected with PASS / FAIL percentages

The Summary Report is issued as a living document starting with each door’s first inspection.  Each subsequent inspection or repair will be documented within this same report.  This allows Facility Personnel and AHJ’s to see the history of each door in one document; creating a more convenient  and less confusing way to track each door during its useful life.
