FIRE DOOR INSPECTIONS


Fire doors are doors with a fire protection rating. These doors are part of passive fire protection systems all of which are designed to reduce the spread of fire and/or smoke for a specific period of time so that the occupants of a building can safely evacuate and the spread of a fire will be resisted within a building.

All Fire Doors are Required by NFPA 80 to be Inspection Annually

The National Fire Protection Association - NFPA 80, Standard for Fire Doors and Other Opening Protectives – 2007 Edition, requires documented inspections of fire-rated door assemblies on an annual basis.

BRAND SERVICES trained DHI technicians follow codes driven by NFPA and ICC. BRAND's technicians will:

We offer repair and replacement budgets as well as Annual Fire Door Maintenance Contracts. Maintenance contracts are a way to save your facility money while becoming code complaint. A BRAND representative will work closely with your Maintenance staff to develop an action plan and bring your doors to a complaint state.

Documentation : All fire doors inspections and repairs will be documented in inspection reports which you will receive in binder format or on BRAND's 24/7 online reports website via secure username and password. BRAND's reports are accepted by AHJ, local and state officials as well as The Joint Commission.

Per NFPA 80 5.2.4.2 – As a minimum, the following items shall be verified:

  • No open holes or breaks exist in surfaces of either the door or frame.
  • Glazing, vision light frames, and glazing beads are intact and securely fastened in place, if so equipped.
  • The door, frame, hinges, hardware, and non-combustible threshold are secured, aligned, and in working order with no visible signs of damage.
  • No parts are missing or broken.
  • Door clearances at the door edge to the frame, on the pull side of the door do not exceed clearances listed in 4.8.4 and 6.3.1.
  • The self-closing device is operating by verifying that the active door will completely close when operated from the full open position.
  • If a coordinator is installed, the inactive leaf closes before active leaf.
  • Latching hardware operates and secures the door when it is in the closed position.
  • Auxiliary hardware items, which interfere or prohibit operation, are not installed on door or frame.
  • No field modification to the door assembly have been performed that void the label.

Gasketing and edge seals, where required, are inspected to verify their presence and integrity.

FIRE & SMOKE DAMPER INSPECTIONS


The National Fire Protection Standard (NFPA) 90A – 19.4 and 19.5, 2007 Edition states: Each damper shall be inspected one (1) year after installation and then the frequency shall be every six (6) years for hospitals. MOB’s are required to be inspected every four (4) years.

The following must be performed during an inspection:

  • Fusible links (where applicable) shall be removed for testing.
  • All dampers shall be operated to verify that they close fully.
  • The latch (if provided) shall be checked and moving parts lubricated if necessary.
  • Confirm that there is no interference with the damper due to rust, misalignment, damaged frames or blades, defective hinges or parts, and/or bent tracks.
  • All inspections of fire and smoke dampers shall be documented to include the location, date of inspection, inspector, and applicable deficiencies.
  • If the damper is not operable, the repairs shall begin without delay.

Fire Dampers are used to prevent transmission of flame where air ducts penetrate fire barriers.

Smoke Dampers are intended for installation in ducts and air transfer openings that are designed to resist the passage of air and smoke.

Fire Barrier is a fire-resistant, vertical or horizontal assembly of materials designed to restrict the spread of fire in which openings are protected.

 

DAMPER INSPECTION SERVICES


FIRE DAMPERS, SMOKE DAMPERS, COMBINATION FIRE/SMOKE DAMPERS

Adhering to all code compliance standards, BRAND performs the following actions during the inspection process of Fire Dampers, Smoke Dampers, and Combination Fire/Smoke Dampers:

  • Inspection of the external components of each damper for signs of physical damage, obstructions preventing proper functioning, defective and missing parts, and proper labeling.
  • Clean and lubricate the damper track as required to verify proper sealing of the damper.
  • Remove the fusible link for testing to ensure full closure and lock-in-place if so equipped.
  • If the fusible link is damaged or painted, it should be replaced with a link of the same size, temperature, and load rating.
  • The fusible link needs to be reinstalled after the completion of testing.
  • The operation test of the damper is to verify that there is no damper interference due to rust, bent, misaligned or damaged frame blades, or defective hinges or parts.
  • The damper frame must not be penetrated by any foreign objects that would affect fire damper operations.
  • The damper must not be blocked from closure in any way.
  • In addition, for smoke and combination dampers, the damper must be actuated and cycled by removing the power source at the damper location to verify closure

 

FIRE & SMOKE DAMPER REPAIRS

 

Fire Dampers: Per NFPA 80– Section 19.5.3 states: If the damper is not operable, repairs shall begin without delay.

Smoke Dampers: Per NFPA 105– Section 6.6.3 states: If the damper is not operable, repairs shall begin as soon as possible.

 

Based on the findings from our Inspections, BRAND’s trained technicians are able to repair or replace any deficient fire, smoke or combination dampers.  BRAND personnel will review the Damper Deficiencies with Facility Maintenance and formulate an action plan to repair, install or remove from commission any and all dampers in order to meet code compliance standards.

MAINTENANCE PROGRAMS

BRAND offers an annual maintenance program that is designed to inspect 25% of facilities dampers each year. In addition to inspecting the dampers, BRAND will seal and correct any Firestop deficiencies located near the damper and within the barrier. This program benefits facility budgets by spreading the inspection costs over a four year period while keeping your dampers compliant with The Joint Commission, state and federal codes.

 

 
DAMPER DOCUMENTATION

Clear and exact documentation is imperative for the AJH's. You need to be able to show that each damper has passed inspection or that a failed damper has been repaired and brought to a PASS standard. BRAND provides the following documentation:

  • Date of inspection
  • Name of inspector
  • Location of the damper
  • Damper identification number
  • Type of damper
  • Vertical or horizontal placement
  • Fusible link status
  • Pass or fail
  • Fail status damper lists required repair to bring the damper to code compliance

BRAND DOCUMENTATION


BRAND's Master Report includes full documentation of all inspections and/or repairs. You can choose to have your reports submitted in binder format or online.

Deficiency Summary Report includes a list of all failed dampers and corrective action needed to bring the damper to a compliant state.

Over the years we have had numerous calls from facility personnel who are in a panic because the Joint Commission or other AHJ have walked into their facility and they were unable to locate their binder with the Inspection/Repair reports. At BRAND, we have always made sure the facility is able to quickly receive a duplicate copy of their reports via fax or hand delivery, but in this age of technology BRAND now has the capability to allow our clients to access their reports instantly online via our 24/7 website. FIRESTOPPING

FIRESTOPPING SERVICES INCLUDE:

  • Inspection and walk-down services; including, the assessment of all rated and wall barrier firestops and joint seals and the development of a detained corrective action report.
  • New construction, retro fits and code compliance up-grades.
  • Firestopping of all trade penetrations.
  • Sealing of unconventional and large openings that are outside of the bounds of UL testing, through the use of the material manufactures engineering evaluations.
  • Firestopping of curtain walls, slab edge construction joints and areas that are difficult access.
  • Extending the top of a wall that does not currently butt up to the floor above.
  • Removal of deficient firestop material and replacement with UL complaint seals.
  • BRAND provides written documentation and UL systems reference for sealed Firestop penetrations.
  • Preparation of submittal packages & engineering judgments.

  • Location of each penetration
  • Annular size
  • Material installed
  • Corresponding UL test reference number

BRAND's reports have been reviewed and accepted by state and federal inspectors.
